Office TI moves fast. A typical 15-30K SF buildout runs 10-16 weeks from kickoff to move-in. The landlord review cycle, permit path, and long-lead procurement determine whether that schedule holds — we manage all three during preconstruction so the build phase doesn't surface avoidable delays.

Move-in dates are non-negotiable. Leases start, employees have return dates, furniture is delivered, and technology migrations are scheduled. Our schedules work backward from move-in, with named contingency and recovery plans for the items most likely to slip.
